Use the Mortgage Readiness Checker to Prepare

Mortgage ratios are preparation inputs, not universal approval cutoffs. The useful result is a list of income, debt, reserve and documentation questions to resolve with a licensed lender or broker.

This is a preparation tool, not an approval model. It identifies the parts of a mortgage file that deserve a documented conversation with a licensed originator.

This board calculates three preparation figures and tracks the records you have ready. It does not apply a lender's underwriting rules.

Reserve months are a planning calculation. Ask which assets and amounts the loan programme recognises.

Take these questions to the lender

  • How will you verify each income source?
  • What is included in the housing payment?
  • Which post-closing assets count as reserves?

The ratios are discussion inputs, not approval thresholds.

Prepare the file before requesting quotes

Use gross qualifying income cautiously

Enter gross monthly income only as a starting point. Underwriting treatment can differ for self-employment, bonuses, commissions, rental income and recent job changes.

Include the complete housing payment

A useful housing estimate includes principal, interest, property taxes, homeowners insurance and applicable association dues or mortgage insurance.

Keep post-closing cash separate

Reserve months use cash expected to remain after down payment and closing costs. Ask which assets the loan programme counts and what documentation is required.

Next, compare a broker and lender using the same loan scenario and timing. The tools library also covers adviser costs, insurance needs and candidate interviews.

Mortgage preparation questions

Does a low debt-to-income ratio guarantee approval?

No. Credit, income stability, assets, property details, loan rules and documentation also affect underwriting.

Does PEOPLE.you send these numbers to a lender?

No. The calculator runs in the browser and does not submit your inputs to PEOPLE.you or a mortgage company.
